1. How do I contest the calculation of the Ground Rent for my property, which is covered by a Certificate of Occupancy?

Ground Rent and other accrued Land Use fees payable to Government are computed and published strictly in compliance with the Land Use Fee Regulation of Akwa Ibom State. If you have a complaint or concern about the outstanding fees stated on your Rent Demand Notice, here's a suggested approach for addressing it:

  1. Review Relevant Documents: Before visiting the Front Desk, ensure you have all supporting documents that might be relevant to your complaint. This can include receipts, payment history, official notices, or any correspondence you’ve received related to the fees.
  2. Understand the Land Use Fee Regulation of 2020: Familiarize yourself with the key aspects of the Akwa Ibom State Land Use Fee Regulation of 2020 and any other year affected. This will help you understand how the fees are calculated and whether there may have been any errors or misunderstandings in your case. If needed, you can ask for a copy of the regulation at the Front Desk to clarify specific details.
  3. Prepare Your Complaint: Clearly state the nature of your complaint. Be specific about what issue you're facing, whether it's an overcharge, miscalculation, or any other concern. Provide as much detail as possible to assist our Front Desk Officers in investigating and resolving the matter.
  4. Visit the Front Desk: Go to the Front Desk Office at:The Ground Floor, Ministry of Lands and Town Planning, Block 4, Idongesit Nkanga State Secretariat, Uyo; where you can present your complaint. Bring your documents and a summary of your concern. 
  5. Follow-up: After filing the complaint, keep track of the response time and follow up if you don't hear back within the specified time frame.

2. When is an application to Register Power of Attorney liable to pay Lateness Penalty?

An applicant registering a title document will incur an extra fee of 10,000 NGN at the time of registering the Power of Attorney or any other title Deed, provided the title document has been signed or attested to at least 30 days prior to submission for registration.

3. What is C of O Revalidation?

C of O Revalidation is the process of updating your Certificate of Occupancy (C of O) to reflect the most current legal and ownership details.

The process involves creating a Land Use Account by providing the required documents and information to the Front Desk Officers at either the Ministry of Lands and Town Planning, Block 4, State Secretariat, Uyo, or the AKIRS Office, Banking and Offices Layout, Udo Udoma Avenue, Uyo. After your account has been created, you will be required to pay the applicable fees. Once the process is completed, a new Digitized Certificate of Occupancy will be issued.

4. How long does it take to Register a Power of Attorney?

Typically, when all the necessary documents and legal requirements are met, the process of registering Power of Attorney, and any other Deed document can take anywhere from 2 to 3 days to be completed.

5. How long does it take to apply for and obtain a Certificate of Occupancy?

The process for applying for and obtaining a Certificate of Occupancy (C of O) typically takes around 30 days (including the time for Newspaper publication), assuming all necessary documentation is in order and all legal requirements are met.

6. The Lorem Ipsum Chronicles?

It is a long established fact that a reader will be distracted by the readable content of a page when looking at its layout. The point of using Lorem Ipsum is that it has a more-or-less normal distribution of letters, as opposed to using 'Content here, content here', making it look like readable English. Many desktop publishing packages and web page editors now use Lorem Ipsum as their default model text, and a search for 'lorem ipsum' will uncover many web sites still in their infancy. Various versions have evolved over the years, sometimes by accident, sometimes on purpose (injected humour and the like).

7. Lorem Ipsum Unmasked?

Contrary to popular belief, Lorem Ipsum is not simply random text. It has roots in a piece of classical Latin literature from 45 BC, making it over 2000 years old. Richard McClintock, a Latin professor at Hampden-Sydney College in Virginia, looked up one of the more obscure Latin words, consectetur, from a Lorem Ipsum passage, and going through the cites of the word in classical literature, discovered the undoubtable source. Lorem Ipsum comes from sections 1.10.32 and 1.10.33 of "de Finibus Bonorum et Malorum" (The Extremes of Good and Evil) by Cicero, written in 45 BC. This book is a treatise on the theory of ethics, very popular during the Renaissance. The first line of Lorem Ipsum, "Lorem ipsum dolor sit amet..", comes from a line in section 1.10.32.

8. Mastering the Art of Lorem Ipsum?

There are many variations of passages of Lorem Ipsum available, but the majority have suffered alteration in some form, by injected humour, or randomised words which don't look even slightly believable. If you are going to use a passage of Lorem Ipsum, you need to be sure there isn't anything embarrassing hidden in the middle of text. All the Lorem Ipsum generators on the Internet tend to repeat predefined chunks as necessary, making this the first true generator on the Internet. It uses a dictionary of over 200 Latin words, combined with a handful of model sentence structures, to generate Lorem Ipsum which looks reasonable. The generated Lorem Ipsum is therefore always free from repetition, injected humour, or non-characteristic words etc.
